We (hopefully) have a building. 😬🤞
It's hard to put this update into words, not because we don’t have news (we do) or because we don’t want to share it (we do), but because things are still so in flux. After the past few months, it feels like saying anything out loud might jinx it, but here we are.
We are under contract on a new building for Seven Hills Family Medicine. It’s a couple blocks from where we are now, and if we can get through the next steps, it’s going to be our permanent home.
Buckle up and we will take you behind the scenes of our white knuckle journey...
The Back Story
We first toured this building last summer. It had everything we needed: space for two procedure rooms, several doctors’ offices, a group therapy room, a lab and triage area, a proper staff break room, and enough space to finally offer mental health services on site.
But the timing wasn’t right. Financially, we weren’t in a place to make a move.
Fast forward to January (and the part most of you already know): we were told we had six months to get out of our current location. We checked the listings—and somehow, that building was still available. We reached out, and the sellers were open. We came to an agreement and got it under contract. That alone felt like a small miracle, but there was obviously still so much to come.
Contractor Curveball
We had a contractor already lined up from last year who knew the space and seemed enthusiastic about the project. But once things got real, it became clear he wasn’t able to take the job on after all. That kicked off a frantic search for someone new— under pressure, on deadline.
Thankfully, we landed a contractor who’s been a great fit- responsive, clear, hardworking. One less thing to lose sleep over. Which is important, because we haven't been getting much to begin with.
The Loan Hustle
This was the hardest part.
We talked to at least nine banks. A few said nice things about our numbers and our mission, then passed. Eventually, we were down to two real possibilities:
The first bank got us through underwriting, and we really thought they’d say yes. But their credit committee deliberated for nearly two weeks, telling us each day we’d have an answer by “end of business.” When the answer finally came, they told us their committee was split—and they passed.
It was devastating. At that point, the bulk of this work had fallen on Taras, our business manager, who’s been carrying more than his share of stress and logistics. Still, he pressed on and brought our case to the final bank on the list.
This one was different. They work with small businesses like ours that are early-stage but growing fast. The process was intense. The underwriter did a personal interview with us. We were asked for more documentation than we knew existed. We answered pages of essay questions about how our clinic runs, what our long-term plans are, how we manage finances. Dr. Arnold had to authorize a background check that pulled up parking tickets she got almost 20 years ago. We clenched our teeth and took deep breaths through every step.
And while we were away on summer break, we got the news: the loan was approved! 🤯🥹
What’s Still in Motion
We haven’t closed yet.
We’re in that hard middle stretch—where momentum is building but everything still feels fragile. There’s a long checklist between here and move-in: inspections, permitting, appraisals, architectural fees, finalizing construction timelines, and managing the daily work of running a clinic through it all.
We are doing our best to stay calm, but we are deep in the “threading a needle” stage.
Every day brings a new form, a new invoice, a new possible derailment. The gifts you’ve already given us have literally made this possible. We’ve used them to pay for inspections, deposits, professional services—things we couldn’t have covered without you.
And while we’re not officially asking again (because we know money is tight and times are hard), we do want to say: thank you.
Thank you for helping us get this far. Thank you for believing in what we’re building—figuratively and literally.
And if you’ve been waiting for an update—this is it. We’re not out of the woods. We’re still holding our breath. But we’re close. And if everything goes as planned, we’ll be able to open the doors to a bigger, better, permanent Seven Hills this fall.
